Please read these Terms and Conditions carefully before using the services of Radiant Exterior Cleaning. By engaging our services, you agree to be bound by these terms.

1. Service Agreement

By requesting a quote or scheduling services with Radiant Exterior Cleaning, you agree to the terms outlined in this agreement. All services are provided subject to these terms and conditions.

We reserve the right to refuse service to anyone for any reason, including but not limited to safety concerns, property access issues, or payment history.

2. Estimates and Pricing

All estimates are provided in good faith based on the information provided at the time of the estimate. Final pricing may vary if:

  • The actual scope of work differs from the initial assessment
  • Additional services are requested during the job
  • Unexpected conditions are discovered that require additional work
  • We must supply our own water because no on-site water is available
  • Our crew must move multiple items from surfaces that should have been cleared before arrival

We will communicate any price changes before proceeding with additional work.

3. Payment Terms

Payment is due upon completion of services unless other arrangements have been made in advance. We accept cash, checks, and major credit cards.

For commercial or large residential projects, a deposit may be required before work begins. This will be discussed and agreed upon before scheduling.

Late payments may be subject to interest charges. Accounts that are significantly overdue may be referred to a collection agency.

4. Scheduling and Cancellations

We understand that schedules can change. Please provide at least 24 hours notice if you need to reschedule or cancel an appointment.

Cancellations with less than 24 hours notice may be subject to a cancellation fee, especially if we have already traveled to your location or turned down other work.

Appointments are scheduled in arrival windows (for example, 9:00–11:00 AM), not exact minute-by-minute times. We will send alerts when our crew is on the way. Delays from prior jobs, traffic, or weather may occur within your scheduled window.

You must provide gate codes, unlocked access, and clear paths to work areas before we arrive. If our crew cannot access the property or the areas to be cleaned upon arrival, service may be rescheduled and a trip or cancellation fee may apply.

We reserve the right to reschedule services due to weather conditions, safety concerns, or other circumstances beyond our control. We will work with you to reschedule at the earliest convenient time.

5. Property Preparation

To ensure the best results and safety, please prepare your property before we arrive:

  • Remove or relocate outdoor furniture, planters, decorations, toys, vehicles, and other personal items from driveways, patios, decks, walkways, and other surfaces to be cleaned
  • Close all windows and doors
  • Keep pets indoors during service
  • Ensure clear access to areas to be cleaned
  • Notify us of any fragile items, special considerations, or areas to avoid
  • Disclose sensitive landscaping, vegetable gardens, and delicate plantings when requesting a quote
  • Provide gate codes, HOA entry instructions, and parking access before we arrive

By scheduling service, you confirm that you are authorized to request work on the property—whether as the owner, tenant with permission, or property manager.

If specialized equipment requires electrical power, please provide a working outdoor GFCI outlet within reasonable reach. Notify us in advance if no outdoor outlet is available so we can plan accordingly.

Items on the surfaces we are cleaning are expected to be moved before our crew arrives. If multiple items remain in the work area and must be moved by our team to perform the service, an additional labor fee may apply. We will communicate any such fee before proceeding with the work.

We are not responsible for damage to items that were not properly secured or removed before service begins.

6. Water Access and Usage

Our cleaning equipment requires a water source at the job site. By default, we connect to an outdoor spigot or hose bib on the customer's property. We do not typically bring a portable water tank or supply our own water unless arranged in advance.

Customers are expected to provide working outdoor water access at the time of service. Please ensure the spigot is accessible, in working order, and that we can reach the areas to be cleaned with a hose or our equipment.

Exterior cleaning uses a significant volume of water during service. This usage will appear on your utility bill and is normal and expected when we connect to your water supply.

If no on-site water is available, or if we must deliver and supply our own water to complete the job, an additional fee may apply. Any water delivery or supply fee will be communicated and agreed upon before work begins.

7. Post-Service Results and Expectations

After exterior cleaning, you may notice water, dirt, or cleaning solution draining from weep holes in brick veneer, stone, stucco, or other masonry surfaces. Weep holes are intentional openings that allow moisture to escape from behind exterior walls—they are working as designed.

Some runoff or staining around weep holes immediately after service is normal and does not indicate damage to your property. It is a temporary result of water and loosened debris working its way out of the wall cavity during and after cleaning.

Any remaining discoloration around weep holes typically washes away after the next rain. You can also rinse the area lightly with a garden hose once surfaces have dried if you prefer to clear it sooner.

Freshly cleaned driveways, patios, walkways, and other hard surfaces may be slippery until they dry. Please use caution when walking on wet areas and keep children and pets off these surfaces until they are fully dry.

Our services remove surface dirt, algae, mildew, pollen, and similar buildup. Cleaning is not the same as restoration—we do not restore worn, damaged, or deteriorated surfaces to like-new condition. Examples include oxidized or faded paint, etched or porous concrete, deep oil penetration, bonded mineral or rust staining, and chalky or weathered vinyl.

Artillery fungus—small black specks often found on siding, trim, fences, and vehicles near mulch beds—is not removed by soft washing or standard exterior cleaning. These marks are embedded in the surface and are not guaranteed to be removed by any cleaning method we offer. Depending on severity, removal may require physical abrasion, specialty treatment beyond standard service, or surface replacement. Do not expect artillery fungus to disappear as part of a standard house wash.

Similarly, we do not guarantee removal of paint overspray, tree sap embedded in porous surfaces, rust that has bonded into concrete or vinyl, or other pre-existing cosmetic or structural defects. We will always do our best to improve the appearance of your property within the limits of what safe cleaning can achieve.

8. Liability and Insurance

Radiant Exterior Cleaning is fully licensed and insured. We carry comprehensive liability insurance to protect your property and our team.

While we take every precaution to protect your property, we are not responsible for:

  • Pre-existing damage to surfaces or property
  • Damage to items not properly secured or removed before service
  • Issues with surfaces that were in poor condition before cleaning
  • Damage resulting from surfaces that were not suitable for the cleaning method used
  • Landscaping or plants in poor health, or directly in the cleaning splash zone when not disclosed in advance

If you believe we have caused damage to your property, please notify us immediately so we can assess the situation and work with you to resolve any issues.

9. Satisfaction Guarantee

We stand behind our work and want you to be completely satisfied. If you are not happy with the results, please contact us within 48 hours of service completion.

We will return to address any legitimate concerns at no additional charge, provided the issue is reported within the specified timeframe and is related to our workmanship.

Our satisfaction guarantee covers workmanship at the time of service. It does not guarantee permanent prevention of future organic growth—algae, mildew, and similar buildup will naturally return over time in Florida's humid, coastal climate.

The guarantee does not cover failure to remove artillery fungus, embedded stains, pre-existing damage, or other conditions described in Section 7. Legitimate workmanship concerns must still be reported within 48 hours of service completion.

10. Service-Specific Policies

Gutter debris: Gutter debris is typically bagged and left on the property for customer disposal unless haul-away was agreed in advance.

Solar panel cleaning: Customers are responsible for verifying any manufacturer or installer warranty requirements before service. We use gentle cleaning methods designed to protect panels, but we are not liable for warranty disputes related to third-party equipment warranties.

Before and after photos: Our crew may take before and after photos for job records, quality verification, and marketing purposes. If you prefer that photos of your property not be used for marketing, please notify us before or at the time of service. See our Privacy Policy for details on how we handle property images.

Landscaping care: We take reasonable precautions during service, including pre-wetting landscaping where appropriate, controlling runoff, and using biodegradable solutions when suitable. Customers must flag sensitive plantings, vegetable gardens, and delicate landscaping in advance so we can plan accordingly.

11. Weather and External Factors

We may need to reschedule services due to weather conditions such as:

  • Heavy rain or storms
  • High winds that create safety concerns
  • Freezing temperatures that could cause water damage
  • Extreme heat that could affect cleaning solutions

We will work with you to reschedule at the earliest convenient time. We are not responsible for weather-related delays or rescheduling.

12. Limitation of Liability

To the maximum extent permitted by law, Radiant Exterior Cleaning's liability for any claims arising from our services is limited to the amount paid for the specific service in question.

We are not liable for indirect, incidental, or consequential damages, including but not limited to loss of use, loss of profits, or other economic losses.

13. Changes to Terms

We reserve the right to modify these terms and conditions at any time. Changes will be effective immediately upon posting to this page. Your continued use of our services after changes are posted constitutes acceptance of the modified terms.
